The nightly office cleaning checklist we actually use
A room-by-room breakdown of what a professional janitorial route covers each night — and the four tasks most contracts quietly leave out.
Strip and wax, burnishing, machine scrubbing, grout restoration and hot-water carpet extraction on a planned annual calendar.
Flooring is usually the most expensive surface in a commercial building and the first thing a visitor judges. Our floor care programme is built around a calendar rather than emergencies: burnishing at defined intervals, scrubbing and recoating when the finish thins, and a full strip only when the substrate genuinely needs it. That approach stretches the life of the finish and keeps annual spend predictable.
We work with pH-neutral daily cleaners, low-moisture encapsulation for carpet in occupied areas, and a truck-mounted extraction unit where a deeper reset is required. Drying times are planned around your operating hours so that no employee arrives to a roped-off corridor on a Monday morning.
Every floor project is quoted per square foot with the machine time, pads, chemicals and labour listed separately, so you can see exactly what you are paying for.
Frequency is set during the walkthrough and printed on your scope of work. Common patterns are five nights per week, three nights per week, twice weekly and monthly periodic work. Changing a frequency later takes one email and a revised scope — there is no renegotiation of the whole agreement.
Recurring work is quoted as a fixed monthly figure based on cleanable square footage, fixture counts and frequency. Periodic and project work is quoted per square foot or per event. Both appear on the same monthly invoice with separate lines so your finance team can code them.

Insurance certificates, crew turnover, inspection records and the pricing questions that separate a real facility partner from the lowest bid.
